Due to the shift in the second home industry from traditional hotels to new and modern mixed use living properties, the main goal of this diploma thesis is to prove the different existing shared ownership models and to recommend the most suitable model for the new resort The Rocks in Laax. The thesis consists of five main parts. The first section will focus on trends, which lead to changes in living conditions. Furthermore, future tourism trends will be explained, specifically those, which will affect the accommodation industry most. The second part will give an overview of the initial situation in the second home industry and will examine the situation in Grisons in further detail. The third part of the thesis is a deeper look into the different ownership models to give an overview of the complexity of the condominium industry. Then a demand analysis of Hapimag and Landal Green Parks will be presented. Out of the findings of the ownership and demand analysis, some recommendations for the resort The Rocks in Laax will be suggested. ER
